Fence Maintenance Reminder

Dear Prairie View Residents,

As we move into the summer season, the Board would like to remind all homeowners of the community's requirement to properly stain and maintain wooden fences. Regular upkeep not only preserves the appearance of your property but also helps maintain the overall aesthetic and value of our neighborhood. If you are unsure whether your fence needs maintenance or repair, please review the attached reference photos. If your fence resembles any of the examples shown, then it does require maintenance to remain in compliance. To stay in compliance, please ensure your fence is:

  • Clean and free of visible damage
  • Stained or sealed with a uniform, approved color
  • Repaired promptly if boards are warped, broken, or deteriorating

Approved Fence Stain Colors (Per PVDG, Page 3, Paragraph F.4)

The Prairie View Design Guidelines specify the following:

  • The originally approved stain color was Sherwin Williams DeckScapes Natural or equivalent.
    • This product has been discontinued for several years.
  • If your fence is light natural cedar, you may use a natural cedar stain or choose the dark walnut stain used by the builder.
  • If your fence is already dark, you must use dark walnut to remain consistent with community standards.
  • NO PAINT is permitted.
  • NO YELLOW, NO RED, NO ORANGE, and no other colors outside the approved natural cedar or dark walnut tones.
  • No formal ARC approval is needed to stain the fence. If in doubt, please contact ARC.
  • All metal fences must be painted gloss black.

If your fence has not been stained in several years or shows signs of weathering, now is an ideal time to refresh it. Consistent maintenance helps prevent rot, discoloration, and costly repairs over time.
