Prairie View HOA Community Spring Newsletter

A Message from the Board

When you purchase a home in Prairie View, you automatically become a member of the Association and take on the responsibility of upholding our community covenants. These guidelines—outlined in the Declaration of Covenants, Conditions, and Restrictions (DCCRs)—are designed to protect property values and preserve the cohesive character of the community.

Homeowners are expected to help maintain neighborhood standards, shared spaces, and the overall appearance of the community. The DCCRs outline these responsibilities in detail, and you can access the full document in your homeowner portal under the Documents tab. If you have questions about any guideline, please contact the Association Manager for assistance.

🌱 Spring Landscape Maintenance

Our Compliance Inspector tours the neighborhood every few weeks. To keep Prairie View looking its best, please ensure your yard meets the following standards:

  • Ground Cover — Maintain healthy grass, rock, or mulch; bare soil is not permitted.
  • Flower Beds – Keep beds free of weeds and grass, and ensure all shrubs are neatly pruned and trimmed.
  • Mowing — Lawns must be mowed and edged regularly.
  • Debris — Dispose of all lawn clippings and yard waste properly.
  • Tree Care — Keep trees healthy and maintain weed‑free beds.
  • Tree Stakes — Remove stakes from any tree planted more than one year ago to support proper growth.

🏡 Exterior Home Checklist

Spring is an ideal time to refresh your home’s exterior and prevent potential violations. Key areas to review:

  • Roofing — Replace cracked, loose, or missing shingles.
  • Fencing — Ensure boards, gates, and hardware are in good repair. Note: Boundary fences are jointly owned; please coordinate with your neighbor before making repairs.
  • Gutters — Clear leaves and debris so spring rain drains properly away from your foundation.
  • Irrigation — Check for clogged sprinkler heads, leaks, or dry patches.
  • Safety — Replace smoke‑detector batteries and confirm outdoor lighting is functioning.

🛠 Planning a Home Modification?

Before you "Spring into Something New," remember that any repair, replacement, or update to your home’s exterior requires a submitted application and Committee approval.

Starting costly modifications without approval can lead to violations and expenses if the project does not meet community standards. Always "call before you dig" (and before you build)!
